Making an Offer

Congratulations, you’ve found the perfect home! Your realtor will assist you with quickly and strategically making an offer. At Mathis Lueker Real Estate, we strive to provide you with the market knowledge and understanding you’ll need during this crucial step.

To assist you in putting together a strong offer, your REALTOR will:

  • Review current market conditions.
  • Research comparable properties that have recently sold in the area.
  • Work with your lender to ensure a smooth transaction and avoid any uncertainties in the home buying process.
Inspection Period

After your offer has been accepted, it’s time to start the inspection process. The inspection process is detailed in the contract and is an allotted period of time for the buyer to conduct due diligence inspections of the home. Your REALTOR can provide you with ample service providers, from general home inspectors to other licensed professionals such as roofers, electricians, plumbers, and more. You can also search online for providers of your choice.

When inspections have been ordered your agent will be able to assist with scheduling, be a second set of eyes when reviewing reports, and prepare notices per the inspection findings.

Once the inspection period is complete you have checked off a large task to closing on your home.

Finalizing Details

When the inspection process is finished, it’s time to finalize the details of the purchase. At Mathis Lueker Real Estate, we will help you navigate through the appraisal process, the final walk through, and the loan closing.

An appraisal is generally a requirement by your lender to confirm that the home is indeed worth the loan amount. The appraisal considers factors include things such as recently sold similar properties, the age of the home, location, size, and condition.

During this time, your lender will provide you with the Closing Disclosure which will detail your final closing costs and loan terms.

Just prior to closing you and your REALTOR will conduct a final walk through. This walkthrough is to ensure the condition of the home is the same or better than when you signed the contract, verify all inspection repairs have been completed, and to ensure that you are satisfied and ready to close.

Closing Day

You have made it to the finish line! Closing is the final step of the home buying process. At closing, you will go over and sign the necessary paperwork and make the payment as reflected on your closing statement. It’s important that your closing costs and down payment are paid with certified funds either through a cashier’s check or pre authorized wire transfer. Property ownership is officially transferred from the Seller to the Buyer when the deed is recorded shortly thereafter.
